SMS Terms & Conditions

These Terms explain how we use text messaging (SMS) for operational, transactional communication only. We do not send unsolicited SMS marketing messages.

1) Purpose of Messaging

We do not use SMS for marketing, advertising, promotions, or unsolicited communications. SMS messaging is used only for operational and transactional purposes, including:

  • Responding to messages initiated by clients, vendors, or authorized contacts.
  • Sending information at the explicit request of the recipient (e.g., addresses, access instructions, scheduling confirmations).
  • Receiving automated system messages such as one-time passcodes (2FA), alerts, or service notifications where applicable.
No bulk messaging. No automated marketing campaigns. No prospect outreach via SMS.

2) Consent

Messages are sent only when:

  • The recipient has initiated the conversation, or
  • The recipient has explicitly requested that information be sent via text message.

By initiating or requesting SMS communication, the recipient consents to receive messages related solely to the requested purpose. Recipients may stop SMS communication at any time by requesting that messaging cease.

3) Message Frequency

Message frequency varies based on operational need and recipient requests. There is no recurring or scheduled messaging.

4) Message Content

Messages may include operational information such as:

  • Property addresses and access instructions
  • Scheduling updates
  • Service coordination details
  • Acknowledgments and confirmations
Security note: We will never request or transmit passwords or payment details via SMS. SMS is not an encrypted channel. Do not send confidential credentials over text.

5) Fees

Standard carrier messaging and data rates may apply depending on the recipient’s mobile service plan.

6) Service Availability

SMS delivery is dependent on third-party carriers and platforms and is not guaranteed. Delays, filtering, or delivery failures may occur outside of our control.
